A tour of the Cowboys’ state-of-the art training facility, The Star in Frisco, will kick-off this dynamic mobile workshop of Frisco's success story – the “$5 Billion Mile.” This is one of the most dynamic development concentrations in America with more than $5 billion in capital investment within a one-mile stretch along the Dallas North Tollway. Workshop participants will learn about how the City’s planning and economic development staffs worked with the business community and investors in creating this vibrant area that will have 44,000 jobs within the 550-acre area, 25 million square feet of commercial and office development, and 1300 hotel rooms along with residential living spaces and parks. This mobile workshop is a great way to welcome city planners and elected and appointed officials to the first day of APATX17.

Dallas’s urban core is becoming a vibrant, thriving community with a cultural and historical depth not found anywhere else in North Texas. The unique form and style of each community in the urban core varies from neighborhood to neighborhood, whether it’s posh Uptown, artistic Cedars, cosmopolitan Downtown, or the edginess and urban grit of Deep Ellum. Workshop participants will hear firsthand from leading developers who are investing millions of dollars in retrofitting some of Dallas’s iconic historic buildings to give them new life as successful residential and commercial ventures that are breathing new life to Dallas’s Downtown neighborhoods. Participants will tour three neighborhoods showcasing unique and diverse forms and styles of development in Dallas’s urban core from a behind the scenes perspective only the actual developers of these initiatives can offer.

Through its Comprehensive Plan, “Realize Rowlett 2020,” the City of Rowlett is successfully solving two key issues plaguing outer-ring suburbs – providing quality alternative housing types emphasizing the pedestrian realm and diversifying its tax base to remain fiscally sustainable. As a result of the comprehensive plan, Rowlett rezoned over 2,600 acres to form-based code districts. Workshop participants will visit three form-based code projects - Terra Lago, a 448-unit mixed residential project; Homestead at Liberty Grove, a multi-phased New Neighborhood development; and Village of Rowlett, a downtown mixed-use development.

Over the past 10 years, Dallas has created active green spaces for its growing downtown population by converting parking lots to parks and bridging over the freeway to create Klyde Warren Park – a monumental achievement of private investment bringing a majority activity center to a once cavernous interstate corridor. These parks include popup installations, food trucks, and other activities for downtown residents and visitors. Workshop participants will visit Klyde Warren, Main Street Garden Park, and Belo Garden wrapping up with what is planned for the 285-acre Trinity Park that is part of Dallas’s 10,000-acre nature district. Workshop participants will get an insider’s look from the Dallas Park and Recreation staff at the successes and challenges of greening the City.

The rapid evolution of Plano’s 2500-acre Legacy development from greenfield, to suburban, to urban – driven largely by changes in workforce preferences – is a case study like no other. Beginning in 1982, Legacy became the home to several 100+ acre suburban campuses, including JC Penney and Frito Lay. Today, Legacy is home to over 60,000 people living or working, with a vibrant Town Center located in the heart of the business park. Legacy West – a recent 250-acre addition - dramatically changed the development form of Legacy with a 38-acre Urban Village and commercial and residential towers topping out at 30-stories. This workshop will guide attendees through the evolution of the Legacy development, walking through Legacy Town Center and Legacy West, and concluding with a panel discussion with key stakeholders.
